A detailed refresh for homes and apartments of 1,200–1,800 square feet, with 2–3 bedrooms and up to 2 full bathrooms, assuming moderate buildup and normal access.

Furnished or unfurnished? Your quote reflects the work.

Furnished properties: Pricing accounts for furniture density, access, and the time needed to work carefully around furnishings. Any requested furniture moving is quoted separately.

Unfurnished properties: Pricing accounts for the full exposed floor area, condition after move-out, and agreed turnover or listing-ready checklist. An empty property does not automatically cost less if additional detail work is needed.

Carpet-cleaning prices

Residential and commercial carpet extraction, with room prices and clearly identified add-ons.

Starting at $75 per room

Carpeted stairs: Starting at $75 per staircase; final price depends on staircase length.

Residential carpeted hallways: Starting at $35 per hallway, covering up to 100 square feet. Larger residential hallways receive a custom quote after measuring.

Commercial carpeted hallways: Starting at $75 per hallway, covering up to 200 square feet. Hallways over 200 and up to 400 square feet add $35 ($110 total); over 400 and up to 600 square feet add $75 ($150 total). These additions are not cumulative. Corridors over 600 square feet receive a custom quote.

$150 minimum service charge applies to visits for stairs only, hallways only, or stairs and hallways together without room carpet cleaning. Your total is the greater of $150 or the calculated service price; the minimum is not an additional fee.

Furniture moving within a room: Starting at $35 per room, in addition to carpet cleaning.

Tough stain removal: $25 per stain, in addition to carpet cleaning. Results depend on the stain and carpet condition; complete removal is not guaranteed.

Applicable stair and hallway pricing is confirmed after measuring, before cleaning begins.

Final pricing depends on furniture size, fabric, cushion count, and condition. Leather, delicate fabrics, heavy staining, and odor treatment require separate assessment and a confirmed quote. The carpet tough-stain treatment rate does not automatically apply to upholstery.

Example flat quote

A 1,000-square-foot standard floor service starts at $1,000. If the assessed furniture-moving scope is quoted at a $120 flat charge for moving and replacing the agreed items, the total is $1,120. That moving scope might require two workers for approximately one hour each; the customer receives a confirmed flat price before work begins.

We apply either the room-based furniture-moving charge or the custom flat moving quote for the agreed work, never both.

Furniture-moving charges cover moving the agreed items to a nearby designated storage area and returning them once the floor finish is ready. Your written quote identifies that location and whether furniture replacement requires a separate return visit, with any return-visit charge included before booking.

Final pricing depends on floor suitability, condition, buildup, access, and agreed scope. Severe buildup or difficult access requires a custom flat quote. We confirm the floor material before quoting: hardwood, stone, and many luxury-vinyl floors require different care rather than the VCT stripping-and-finishing process.

Standard final clean

Light-to-moderate settled construction dust; cleaning of accessible surfaces, fixtures, trim, and floors within the agreed scope.

Heavy-residue clean

Substantial settled construction dust and extra surface cleaning requiring additional passes and detailing. Heavy residue is included in this higher tier.

Separately quoted: Extensive paint, adhesive, grout, or cement removal; window detailing; debris hauling; high-access work; and return visits. These are not automatically included in the heavy-residue tier.

One phase, one clear quote. These rates cover one final-cleaning visit. Rough cleanup and later touch-ups are separate phases and receive their own scope and price.

Different from deep cleaning and turnovers: Properties with construction dust or renovation residue use this post-construction guide rather than the standard deep-cleaning tiers. If preparing the property for new tenants or sale, we combine the required work into one written quote without overlapping package charges.
